What spring costs if you skip it
Spring in Utah means runoff, wind, and the first hot days. We clean your AC coils before the first 95° week hits. We clear your gutters so melting snow goes down the downspout, not behind your walls.
Skip spring and you feel it in July. The AC fights the heat on dirty coils. Water stains show up where the gutters overflowed.

Where summer burns money
Summer is for the systems that work hardest. A clogged dryer vent is one of the most common causes of house fires. Dusty fridge coils make the fridge run nonstop and can add up to $10 a month to your power bill.
Skip summer and your power bill climbs right away. And the dryer vent gets more dangerous every load.

Fall is the expensive one
Fall is the highest stakes season in Utah. The furnace gets tuned before the first cold snap. The sprinklers get blown out before the first hard freeze. The gutters get cleared after the leaves drop.
Skipping fall is the expensive one. A furnace that dies on the first freezing night runs $4,000 to $8,000 to replace. A cracked sprinkler main means digging up your yard.

What winter does to your water heater
Winter is inside season. We flush a year of sediment out of your water heater. Utah's hard water is brutal on tanks. We clean the drain traps before slow drains become clogs. We redo the caulk where shower steam has worked it loose.
Skipping winter hurts your water heater most. In hard water country, sediment is the main reason tanks die years early.
That's the whole year.
And anytime we are near your appliances, we check the hoses and look for leaks. A worn washer hose bursts while you are gone. We catch it first.

Checklist questions
How often should home maintenance be done?
Quarterly — once per season. Each season in Utah puts different stress on a home: spring runoff, summer heat, fall freeze, winter interior load. A quarterly rhythm matches the maintenance to the season that demands it, and it's the schedule Planned runs on every home we service.
Can I do this checklist myself?
Much of it, yes — this page is the full list, and homeowners are welcome to use it. The tasks that most often get skipped DIY are the ones needing equipment or comfort with the systems: water heater flushes, furnace tune-ups, sprinkler blowouts, and dryer vent cleaning. Planned exists for homeowners who want all of it done on schedule without thinking about it, from $225 per quarter.
What happens if a technician finds a problem during a visit?
You get an honest assessment in your photo report — what we found, how urgent it is, and what kind of specialist it needs if it's beyond maintenance scope. There's no pressure and no commission-driven upselling; repairs and replacements are never sold on the spot.
Planned Home Maintenance, in plain facts
What it is: Planned is a quarterly home maintenance subscription. A technician visits your home four times a year — once per season — and completes a defined seasonal checklist: HVAC filters, furnace tune-up, water heater flush, gutter cleaning, dryer vent cleaning, plumbing, appliances, and safety detectors.
