What is Planned Home Maintenance?
Planned is a quarterly home maintenance subscription serving homeowners in Salt Lake County and Utah County, Utah. We visit your home four times per year — once per season — and perform a defined seasonal checklist of maintenance tasks at a flat quarterly rate. The goal is proactive, scheduled maintenance instead of reactive, emergency repairs.
How does the quarterly maintenance model work?
You sign up, choose a plan, and we schedule your first visit. A technician comes out, works through the full seasonal checklist for that quarter, and leaves a photo report showing everything that was done. The same crew returns every quarter. You're charged after each completed visit — and if a visit hasn't happened by the end of a quarter, the quarterly charge processes automatically so your membership stays active.
What's included in a quarterly visit?
The checklist changes by season. Spring covers HVAC filters, AC coils and condensate drain, exterior weatherproofing, gutter cleaning, attic vents and fans, and smoke and CO detector testing. Summer covers dryer vent cleaning, range hood filters and grease traps, refrigerator coils, garage door balance and lubrication, drywall and paint touch-ups, and HVAC filters. Fall covers furnace tune-up, weatherstripping, irrigation blowout, gutters (post-leaf drop), and HVAC filters. Winter covers water heater flush, plumbing P-trap cleaning, interior caulking, attic vents check, appliance deep cleans, and HVAC filters.
What are the plan options and how much do they cost?
There are three tiers. Minimum is $225 per quarter — best for townhomes, condos, and smaller homes, covers essential interior systems. Planned is $399 per quarter — our most popular option, full interior and exterior seasonal checklist. Signature is $599 per quarter — everything in Planned plus window cleaning three times per year and priority scheduling.
What's the difference between the Minimum and Planned plans?
The Minimum plan covers essential interior systems and is designed for smaller homes and condos. The Planned plan includes everything in Minimum plus the full exterior checklist — exterior weatherproofing checks, gutter cleaning, seasonal exterior tasks — and all seasonal checklist items. The Planned plan is the right choice for most single-family homeowners.
Is there a long-term contract?
It's a 12-month initial membership — four quarterly visits across a full year. After that first year, your membership continues on a rolling basis and you can cancel anytime with no fee. The initial year exists because consistent maintenance value builds over time: the crew gets to know your home's systems across all four seasons. From time to time we run promotional plans where the initial-year commitment is waived — if you're on one of those, the terms of that offer apply.
What is the cancellation policy?
You can cancel anytime by emailing Contact@planned.llc or calling (801) 970-4085. If you cancel during your first 12 months, a one-time early cancellation fee equal to one quarterly plan charge applies. After your initial year, cancellation is free — just let us know. Any quarter you've already been charged for can still be serviced before your cancellation takes effect. If you signed up on a promotional plan with the commitment waived, the early cancellation fee doesn't apply to you.
How is billing handled?
You're charged after each completed visit. If a visit hasn't happened by the end of a quarter, the quarterly charge processes automatically so your membership stays active. We accept all major credit cards. Charges are processed through Stripe — we don't store full card numbers. If a payment fails, we may retry and may pause service until payment clears.
What cities do you serve?
We serve homeowners across Salt Lake County and Utah County, Utah. In Salt Lake County this includes Sandy, Draper, South Jordan, West Jordan, Murray, Midvale, Riverton, Herriman, Bluffdale, Taylorsville, and more. In Utah County this includes Lehi, American Fork, Saratoga Springs, Provo, Orem, Pleasant Grove, Eagle Mountain, Lindon, Vineyard, Cedar Hills, and more. Will I get the same technician every visit?
Yes. The same crew comes to your home every quarter. This continuity is intentional — a technician who has serviced your furnace in fall has a baseline for what normal looks like when they return in spring. That familiarity makes a real difference in catching early-stage issues.
How do I schedule my first visit?
Sign up online at planned.llc/join, select your plan, and provide your address. We'll reach out by text to confirm your first appointment. Scheduling is flexible — we work around your availability.
What if I need to reschedule a visit?
Give us reasonable advance notice and we'll accommodate you. We confirm every visit by text ahead of time, so there's always a window to adjust. If our technician can't access your home on a scheduled visit through no fault of ours, that visit may be counted as delivered or rescheduled at our discretion.
What is NOT included in a quarterly visit?
The quarterly visits cover the defined seasonal checklist. Repairs, replacements, or work outside the checklist scope are not included in the flat quarterly rate. If our technician identifies something that needs additional attention — a failing component, damage that needs a specialist — they'll let you know and give you an honest assessment. There's no pressure to proceed with anything on the spot.
What does 'window cleaning 3×/year' mean in the Signature plan?
Interior and exterior window cleaning is included with three of your four quarterly visits — spring, summer, and fall — as part of the Signature plan at $599 per quarter.
How do I know what was done at each visit?
After every visit, regardless of plan, you receive a photo report showing what was inspected, cleaned, or serviced. It's a visual record of your home's systems at each quarterly checkup — not just a summary, but documentation you can reference.
